How UK Stamp Duty (SDLT) Works in 2026/27
Stamp Duty Land Tax (SDLT) is a tax you must pay when you buy a property or land in England and Northern Ireland over a certain price. (Scotland and Wales have their own versions: LBTT and LTT). The amount you pay depends on the purchase price, whether you are a first-time buyer, and if you already own other properties.
Standard Rates for Home Movers
If you are buying a residential property and already own a home, you pay SDLT on a sliding scale:
- 0% on the first £250,000
- 5% on the portion from £250,001 to £925,000
- 10% on the portion from £925,001 to £1,500,000
- 12% on the portion above £1,500,000
First-Time Buyer Relief
If you are a genuine first-time buyer (you have never owned a property anywhere in the world), you get significant tax relief:
- 0% on the first £300,000
- 5% on the portion from £300,001 to £500,000
- Note: If the property costs more than £500,000, you lose the first-time buyer relief entirely and pay standard rates on the whole amount.
Second Home & Buy-to-Let Surcharge
If you are buying an additional property (like a holiday home, buy-to-let, or a new main home before selling your old one), you must pay a 3% surcharge on top of the standard SDLT rates for every band.
Non-UK Resident Surcharge
If you are not a UK resident for tax purposes, you will pay an additional 2% surcharge on top of all other SDLT rates.
Frequently Asked Questions (FAQ)
Do I pay Stamp Duty in Scotland or Wales?
No. This calculator is for England and Northern Ireland. Scotland uses the Land and Buildings Transaction Tax (LBTT), and Wales uses the Land Transaction Tax (LTT). Both have slightly different bands and rates.
When do I have to pay Stamp Duty?
Your solicitor or conveyancer will usually file the SDLT return and pay the tax on your behalf within 14 days of the property completion date. You must pay before you can register the property with the Land Registry.
What if I inherit a property? Am I still a first-time buyer?
No. If you have ever inherited a property, or even owned a share of a property, HMRC does not consider you a first-time buyer. You will have to pay standard SDLT rates.
